Residential Development
The residential Planning Codes or "R Codes" control residential development. The two most common R codes applying in the Town are R12.5 and R15. The R codes are complex and competent architectural draftspersons or Architects are recommended, to get the best lot design out of them in certain circumstances.
Some basic information is:
Single Houses – Minimum lot size: 700 sqm (R12.5), 550 sqm (R15);
Single Houses – Average lot size: 800 sqm (R12.5), 667 sqm (R15);
Group Dwellings – Area / Unit: 700 sqm (R12.5), 550 sqm (R15);
Street and rear setbacks 7.5 m (R12.5), 6 m (R15);
Open space / Site 55% (R12.5), 50% (R15).
Planning Approval is required for a residential development (other than a single house) before application and the issue of a building licence. A separate Essential Information sheet deals with Planning Approval.
