Short-Term Rental Accommodation (STRA)
What is Short-Term Rental Accomodation (STRA)?
Refers to the rental of a property, or part of it, to paying guests for short stays of up to three months in duration in any 12-month period. A STRA is either:
- Hosted STRA: the host lives on property while guests are staying, either in the main dwelling or in a separate (ancillary) dwelling on the same lot.
- Un-hosted STRA: guest have full use of a property without the host residing on-site during their stay.
- Examples of STRA can be seen below:
- Granny flats (ancillary Dwellings)
- Townhouses, units, dwellings
- Bed and breakfasts
- Individually managed premises
- STRA does not include:
- Caravan parks and residential parks.
- Hotels (including apartment hotels) and motels
- Premises used exclusively for workforce and student accommodation
- Premises used exclusively for crisis accommodation

STRA - State-wide registration
All short-term rental properties (hosted and un-hosted) in WA must be registered with the STRA Register, so to allow bookings to be taken. As part of the process, demonstration of planning (development), building, occupancy, and/or health approvals may be required.
⚠️ Important: It is recommended to contact the Shire before proceeding with any applications. This initial contact allows the Shire to provide guidance on the approvals required and how to apply to align with the short-term rental accommodation reforms introduced in September 2024. This step is crucial to ensure that you follow the correct process for your business needs.

STRA - Shire of Northam Approvals Roadmap
